A welcoming living room immediately creates a positive first impression. Before the photoshoot, clear coffee tables and shelves of unnecessary items, hide visible cables and remote controls, straighten cushions and fold blankets neatly. Open all curtains and blinds to let in as much natural light as possible, and switch off televisions and computer monitors.
The kitchen should feel clean, spacious and ready to use. Clear the worktops as much as possible, put away washing-up items and remove dishes from the sink. Fingerprints on stainless steel appliances can be surprisingly visible in photographs, so a quick wipe makes a big difference. A few tasteful decorative items are perfect, but less is usually more.
Keep the dining table simple and uncluttered. Position the chairs neatly and leave only a subtle centrepiece if desired. The aim is to make the space feel inviting without distracting from the room itself.
A neatly made bed instantly makes a bedroom look more luxurious. Smooth the bedding, arrange the pillows carefully and remove clothing, bags and other personal belongings. Keeping bedside tables simple helps create a calm and relaxing atmosphere.
Bathrooms photograph best when they feel fresh and uncluttered. Store away toiletries, toothbrushes and cleaning products, hang clean towels neatly and close the toilet lid. A quick polish of mirrors and glass surfaces will help the room look bright and spotless.
Entrance areas set the tone for the rest of the property. Remove coats, shoes and bags, tidy any utility spaces and store cleaning equipment out of sight. Keeping these areas clear helps the property feel more spacious.
The exterior is often the first image people see. If possible, move vehicles away from the front of the property, hide wheelie bins and remove any parcels or unnecessary items. Sweeping paths and ensuring the entrance looks clean and welcoming can make a significant difference.
Outdoor areas should look as inviting as the interior. Mow the lawn if needed, tidy flower beds, arrange outdoor furniture neatly and remove children's toys or garden tools. A clean, organised garden helps buyers and guests imagine themselves enjoying the space.
